Readiness Check
Find your yes.
A tax-return lender, a bank-statement lender, an asset lender and a property lender do not read a file the same way. Ten minutes tells you which of the four will open yours today — and what moves you up.
You are never invoiced · no lender can pay to be in your result · nothing is sent anywhere unless you ask
SAMPLE REPORT6 pages · all of it
Six pages. Page two is the answer.
Which of the four lender types will open your file, and which will not.
Click any page to read it in full.
Page 1 · Where you stand today
You asked about $400,000 over three years, to cover a receivables gap that widens and closes on a cycle. On the answers you gave, the business can carry that money comfortably.
Two of the four lender types will open this file today. A bank will not, and the reason is a single missing year rather than anything about the business.
$11,111 a month the repayment, before any interest
Page 2 · The four kinds of lender, and yours
Four kinds of lender, four completely different questions. A file that is wrong for one can be straightforward for the next, which is why a decline tells you so little.
And what that costs
Cheapest money on the left. Each step is a different kind of lender, not a worse version of the same one.
Page 3 · What decided each level
Comfortable. On your figures servicing still holds through a 20% softer quarter.
What holds tax-return lenders back. Two years of returns is a rule, not a judgement.
Your real constraint. A term loan against a gap that moves with your debtor book.
Every lender reads a file on these three. The level you reach is decided by whichever reads lowest — and here that is structure, which is the cheapest of the three to change.
Page 4 · What moves you up a level
The equipment and the working capital are different asks. Together they sit higher than either does alone.
An informal balance is a hard stop at a tax-return lender and a question everywhere else.
A revolving line answers a moving gap. A term loan does not.
Page 5 · What to ask, level by level
If you approach a bank-statement lender
Ask whether the line reduces as you pay it down, and what happens at the end of the term. Ask whether the security is limited to this loan.
If you approach an asset lender
Ask what happens to the rate once the asset is paid down, and whether the loan can be extended without a new application.
Page 6 · What happens next
Nothing is applied for. Nothing has touched your credit file. This report is yours whether you do anything with it or not.

If you want an introduction, we will point you at a broker who works the level you are actually on — not the one that pays best. You are never invoiced, and no lender can pay to be in your result.
Sample only — your levels are worked out from your own answers.
Before you start — what you will need
- Rough monthly turnover and roughly what is left after everything is paid. Estimates are fine; nobody checks them.
- What is already going out on existing finance each month, and how often.
- How much you need and over how long.
- If property is involved — what it is worth and what is still owed.
About 10 minutes. Around 20 to 24 questions, depending on your answers. Your place is saved on this device as you go, so you can stop and come back.
Objective information or arithmetic based on what you enter.
Publicly available information about how commercial lending products and structures commonly work.
Our educational interpretation. It helps you ask better questions; it is not a lender decision or product recommendation.

Sent over an encrypted connection, to me and nobody else. No application is started, no credit check is run, and your details are never sold or added to a list. How I handle it.
